Asset Progression Specialist at PropNex — the same title as almost every agent in Singapore. Property advice here is loud, confident and mostly unquantified. I went the other way: pull the actual transactions, compute the actual CPF position, and put the whole thing on one page before anyone talks about listing or viewing.
Why "the property gene"
The name comes out of mine — Eugene — and it points at what I actually think the job is. Every property has a DNA: its lease, its CPF history, its transaction record, the loan structure sitting underneath it, the rules that govern when it can be sold and to whom. Decode that and the decision usually makes itself. Skip it and you're guessing with seven figures on the table.
What "asset progression" means here
My title is Asset Progression Specialist. So is almost everyone's — it's the standard line on PropNex, ERA and Huttons name cards, which means on its own it tells you nothing about how someone works. Worse, it now carries baggage: for a lot of people it signals the beginning of a "sell your flat, buy two condos" seminar pitch.
So take the title as a description of what I work on — helping people move from one property position to a better one — and judge me on how. The how is the part that matters, and it's simple: the numbers come first, they're all traceable to a source you can check yourself, and I follow them even when they say the move isn't worth making.
Where I came from
I'm early in my real estate career, and I'd rather say that plainly than perform a seniority I haven't earned. I came into this from outside the industry, which is exactly why the gaps in how property gets explained to ordinary buyers were so obvious to me. Nobody walked me through TDSR or CPF accrued interest either. I had to work it out — and working it out is how I discovered how much of it is deliberately left vague.
I operate under PropNex Realty, on the Anjoy Real Estate team, which means the transaction infrastructure, legal support and market access behind me are the same as any established agent's. What's different is what I put in front of you before you decide anything.
The part I actually enjoy
I make videos about this at @thepropertygene — long-form breakdowns of the numbers behind upgrading. Not listing tours. The kind of thing where someone messages me afterwards saying they'd been about to sell and hadn't realised what their CPF refund would do to their downpayment.
That's the loop I'm building: explain it properly in public, and work with the people for whom it lands. It's slower than cold-calling. It also means every conversation I have starts with someone who already knows how I think.
What I'm not
I'm not going to show you a wall of transaction statistics, because I haven't accumulated them yet — and inventing them would be both dishonest and, under CEA advertising rules, a real problem. I'm not going to promise you a record price. What I'll give you is the arithmetic, in writing, before you commit to anything, and a straight answer when the answer is inconvenient.

Numbers before opinions
Every recommendation I make traces back to a figure you can check — a caveat, a CPF statement, a loan schedule. If I can't show you where a number came from, I won't use it to persuade you.
I'll tell you not to move
Sometimes the maths says stay put. That's an answer, not a failed meeting. I'd rather give it to you honestly and be the person you call in three years.
No pressure, no jargon, no dumb questions
This is the largest financial decision most people make, and nobody teaches it. Ask me anything at any level. I'd rather over-explain than have you nod along.
Written, not verbal
Numbers, plans and fees go to you in writing. Verbal assurances are hard to check later and easy to misremember — for both of us.
Start with a conversation, not a commitment.
Tell me roughly where you are and what you're weighing up. I'll come back with the numbers that actually apply to you. If the answer is 'stay where you are', I'll say that.
