  1. One of the highest median transaction prices in Singapore at $2,650,000, and the highest of any district with real transaction depth — 1,929 caveats behind it. A function of large unit sizes and landed-adjacent stock, not just psf.
  2. Nanyang and Raffles Girls’ Primary drive a school premium that survives market cycles better than almost any other factor here.
  3. HDB stock is negligible — 18 four-room transactions in twelve months. Effectively a private-only district.

What this does not include

Your real ceiling moves with existing debt (a car loan bites hard), your CPF balance, your age — which caps loan tenure — citizenship, and how much cash you hold for the portion CPF can't cover. One district, 4.4× the price. Lutheran Towers trades at $1,132 psf (5 deals) while 21 Anderson trades at $5,013 psf (12 deals) — both in District 10. Age, tenure, facilities and exact location drive that gap. It's why a district median is a starting point, never a valuation.
