Why people move here

Tengah is a town being built from scratch — car-lite by design, with a forest corridor running through the middle. Almost nobody moves here for what exists today; they move for what is scheduled to exist, which makes this the most forward-looking purchase on the site.

What moves price here

  1. There is effectively one private project. Tengah Garden Residences accounts for all 862 private caveats in the district over twelve months, at a median $2,113 psf. There is no second opinion available, because there is no second project.
  2. These are new-launch prices with no resale history. Every one of those 862 transactions is a new sale from the developer. Nothing has been resold yet, so there is no evidence of what the market will pay second-hand.
  3. No rental market exists yet. Zero contracts recorded in the quarter, because residents have only just begun moving in. Any yield projection you are shown for Tengah is a forecast, not a measurement.
  4. The nearest real benchmark is Choa Chu Kang, where the 4-room HDB median is $558,000 across 530 transactions — a genuinely deep and established market next door.

The upgrade, in actual numbers

Choa Chu Kang’s 4-room at $558,000 against Tengah’s $1,812,000 median leaves a $1.25m gap, and it is worth being clear about what sits on the far side of it: a single development, at launch pricing, in a town whose amenities are largely still on a plan.

That is not an argument against buying here. Early buyers in new towns have often done well. It is an argument for knowing that you are taking a genuine timing bet, and pricing that risk yourself rather than having it priced for you at a showflat.

Who District 24 suits

If you’re a first-time buyer or upgrader: people who can hold through the build-out and want a brand-new town on a lower entry price than a mature estate.

If you want certainty: this is the wrong district today. Come back when there is resale and rental history to read.

If you’re an investor: proceed with unusual caution. No resale comparables and no rental evidence means every return figure you are quoted is modelled, not observed.

What to check before you commit

  • Jurong Region Line opening dates against your own timeline — the town’s connectivity depends on it.
  • How much of the promised amenity is actually built versus scheduled.
  • Which EC rules apply if you are looking at one — the 8 May 2026 change doubled the MOP on new sites to ten years.
  • That every yield or growth figure you are shown is a projection. There is no local history yet to check it against.

What this does not include

This is the arithmetic on a median home, nothing more. Your real ceiling moves with existing debt (a car loan bites hard), your CPF balance, your age — which caps loan tenure — citizenship, and how much cash you hold for the portion CPF can't cover. It also assumes a 25-year tenure and no other borrowings. Two households on identical incomes routinely get very different answers.
