Singapore · Asset Progression Specialist

Will your next move actually make money?

I'm Eugene Tan, Asset Progression Specialist with PropNex Realty (CEA R074026J). Before you sell, decouple or commit to your next home, we run the figures nobody puts in front of you — TDSR, CPF accrued interest, ABSD.

And if the numbers say don't move, I'll tell you that.

Upgrade · Decouple · Stay put

Three questions, one set of maths underneath.

Who I help

Same decode, three stages.

Find the question that's actually yours.

Tier 1 · Entry

HDB owner at or near MOP

“Should I upgrade — and can I actually afford it?”

Best for: Owners 4–7 years in, weighing a bigger flat or a first private purchase.

Tier 1 · Entry

Seller who wants the cheque decoded

“It's worth $700K on paper. What actually reaches my bank account?”

Best for: Owners who want the maths before the listing conversation.

Tier 2 · Restructure

One property, eyeing a second

“Does a second property still work after ABSD?”

Best for: Owners weighing an investment property against staying put.

Tier 2 · Restructure

Couple considering decoupling

“Everyone says decouple. What does it cost me first?”

Best for: Private owners who want the obvious answer checked.

Tier 3 · Start right

First-time buyer

“BTO, resale, or stretch to a condo?”

Best for: First-timers who want numbers, not urgency.

Any tier

Just researching

“I'm not ready to move. I just want to understand my position.”

Best for: Anyone who wants information without joining a sales pipeline.

About that job title

Every agent is an “Asset Progression Specialist”. Here's what I mean by it.

Most people brace for the same pitch — sell the flat, buy two condos. That version starts from the answer and back-fills the numbers. I start from the numbers and follow them wherever they land, including onto don't move.

What that means in practice

  • Every figure traces to a source you can open yourself.
  • I show the maths that kills the deal, not just the maths that makes it.
  • No projected capital gains dressed up as fact.
  • If staying put wins, that goes in writing too.

What gets decoded

The four numbers that decide it.

Assembled onto one page and handed to you before you commit — free, whether or not you engage me.

TDSR / MSR

Your true borrowing ceiling, stress-tested, every commitment counted.

CPF accrued interest

Computed per drawdown — not the shortcut that overstates it.

ABSD sequence

Sell-first or buy-first, and the six-month ABSD remission clock either way.

Real comparables

URA caveats and HDB records — what buyers paid, not what sellers ask.

The bank tells you what you can borrow. Not what you can afford.

That gap is the whole job — I put the real number in front of you first.

Questions

Before you get in touch.

Isn't “asset progression” just a pitch to make me buy more property?+
Often, yes — and you're right to be wary. The usual version starts from its conclusion and leaves out ABSD and the CPF refund. I run the numbers first. Sometimes they say upgrade; often they say stay put.
You're new. Why you over a veteran agent?+
I'm backed by PropNex and the Anjoy team, so the machinery behind me is the same as anyone's. What I add is that I run the numbers properly — and hand you a written breakdown you keep either way.
Do I have to commit to anything to get the numbers?+
No. The breakdown is free and yours to keep. I reply within one business day.

Let's run your numbers before you commit.

Tell me where you are — thinking about it, actively looking, or already got an offer on the table. I'll come back with the actual figures for your situation. Free, no obligation, no pressure.
